Bromley is a large town in Greater London, nine and a half miles south east of Charing Cross, and it gives its name to the borough around it. It is further out than most of what we build, and the housing reflects that: more space to work with at the back, and more of it arranged for a way of living that no longer applies.
We are an architect, design and build studio at 517 Old York Road in Wandsworth. Design and delivery are held in one accountable team, so the studio that draws the home is the studio that builds it. Budget is tied to scope out loud, early, before drawings develop far enough to be expensive to undo.

The London Borough of Bromley, which is the authority you apply to. It is one of the largest London boroughs by area, so precedent is not uniform across it and the answer for your street is not always the answer for the borough.
Do I need planning permission for an extension in Bromley?

Both, and we would rather do both. Head height and stair position decide whether a loft becomes a proper retreat or an awkward room, and both are answerable before anything is spent on design. Because one studio designs and delivers, whoever specifies the stair is whoever has to fit it.

A rear extension can pull the kitchen and the living space into one room and still leave the original house darker than before if the roof is not planned for it.
