Concept Design

We turn the Clarity Pack into a tangible architectural concept for how the space should work, feel, and flow.

Includes:
• Kick-off site visit with the Elemented design team.
• Laser survey and measured drawings.
• 2 to 3 layout options for review.
• Moodboards and spatial references.
• Internal design discussions (kitchens, joinery, materials if in scope).
• Two rounds of client feedback.
• Final concept sign-off to progress to planning.

Planning and Design Development

We manage the entire planning process clearly and quietly.
From forms and statements to neighbours and reports, we handle it all.

Includes:
• Full architectural drawing set.
• Design and access statement (if required).
• Application forms and submissions.
• Monitoring, follow-up, and resubmissions if needed.
• Arboriculturally, heritage or flood risk reports (if applicable).
• Liaison with planners and neighbours.
• Party wall surveyor introduction after approval.

If minor changes are requested by planners, we revise and resubmit at no extra cost.
If larger changes are needed, we agree a fixed fee before proceeding.

Making It Buildable

This is where architectural intent is translated into coordinated information for construction.

Includes:
• Full technical drawing pack (plans, sections, elevations, construction details).
• Structural input and engineering calculations.
• MEP coordination (mechanical, electrical, plumbing).
• Specification of interior finishes and fixtures (if in scope).
• Joinery package (where required).
• Scope of works for construction.
• Fixed-price contract based on detailed scope.

We only issue build contracts once technical, structural, and MEP design are 90% complete.

Ready to Build

Before work begins, we prepare and hand over everything needed for a smooth site start.

Includes:
• Signed build contract.
• Building control coordination.
• All permissions (party wall, Thames Water, scaffold licences).
• Site manager assigned and introduced.
• Project checklist reviewed.
• Internal team briefing and file handover to delivery team.

What is the difference between an architect and an architectural designer?

An architect holds a protected, registered qualification. An architectural designer designs homes and spaces without necessarily holding that title.

What matters most is design quality and how well it is coordinated with the build.

Elemented holds architectural and interior design in one team, so the design is always made to be built.

Do you provide interior design as well as architecture?

Yes. Architecture and interior design are developed together at the Create stage, not handed between separate firms, so structure and the way a space is lived in are resolved as one.
