The London Borough of Tower Hamlets sits on the north bank of the Thames immediately east of the City of London. It spans the traditional East End and much of the regenerated Docklands, including Canary Wharf. That is two very different kinds of building stock in one authority, and what is possible in a Georgian terrace off the Whitechapel Road has little in common with what is possible in a warehouse conversion.
We are an architect, design and build studio at 517 Old York Road in Wandsworth. Design and delivery are held in one accountable team, so the studio that draws the home is the studio that builds it. Budget is tied to scope out loud, early, before drawings develop far enough to be expensive to undo.
The studio is on Old York Road in Wandsworth, which is not around the corner from here. Distance changes how a site is run rather than whether we run it, and we plan the logistics for it at the start rather than discovering them halfway through.

Is Tower Hamlets the authority I apply to?
Yes, the London Borough of Tower Hamlets is the authority for the whole area. It covers ground that changes character sharply, from East End terraces to Docklands conversions, so precedent varies more within this borough than in most. Do I need planning permission for an extension in Tower Hamlets?
It depends far more than usual on which part of the borough you are in. Permitted development can apply to a terrace and not at all to a converted warehouse or a flat, and the East End carries a considerable amount of protected fabric. Do you work on period homes in Tower Hamlets?
That is most of the work. Period and character homes, Victorian and Edwardian, alongside newer houses built well and arranged wrong for the life now in them. Period homes are where holding design and delivery together earns its keep, because what is behind the plaster is rarely what the survey suggested.
Can you design and build a loft conversion in Tower Hamlets, or only design it?
Both, and we would rather do both. Head height and stair position decide whether a loft becomes a proper retreat or an awkward room, and both are answerable before anything is spent on design. Because one studio designs and delivers, whoever specifies the stair is whoever has to fit it.
What is possible at the back of a Tower Hamlets terrace?
On a Georgian or Victorian terrace, much the same as anywhere: the narrow strip beside the kitchen becomes part of the home, and what changes is the light rather than the floor area. On a conversion or an upper floor flat the question is different and usually internal, where the gain comes from replanning rather than adding. Which of those you have is the first thing to establish.
