Wandsworth homes, arranged for the life now in them.
Residential architects across the London Borough of Wandsworth.
The London Borough of Wandsworth was formed on 1 April 1965, joining the former borough of Battersea to most of the former borough of Wandsworth, with Clapham and Streatham going to Lambeth instead. It runs from Nine Elms and Battersea through Wandsworth Town, Earlsfield and Southfields to Putney, Roehampton, Balham and Tooting, and Wandsworth London Borough Council is the authority behind all of it.
We are an architect, design and build studio at 517 Old York Road, in Wandsworth itself. Design and delivery are held in one accountable team, so the studio that draws the home is the studio that builds it. Budget is tied to scope out loud, early, before drawings develop far enough to be expensive to undo.
Wandsworth is where we work from as well as where we work. Extensions, loft conversions, whole-house refurbishment and interior design all run out of the same office, usually a few streets from the site. That matters more than it sounds: our team is on site rather than travelling to it. For the other areas we cover, see our architects in London page.
“A strong start creates a better outcome. When the plan is right, the rest moves with ease.”
- The Elemented Team
Everything mapped.
Nothing rushed.
The Elemented way.
Great homes are not created by chance. They come from understanding how people live before deciding how a space should look.
Every Elemented project follows the same journey. We listen first, define what matters, refine every decision and deliver with care.
It is a process that removes uncertainty, creates confidence and results in homes that feel as good to live in as they are to look at.
Who we work with.
We work with people who want clarity before commitment.
Whether it’s a full renovation or a refined upgrade,
planning is where the calm begins.
We only take on a limited number of projects each year.
This helps us make sure we’re the right fit for each other.
Our work is best suited to larger residential projects where early clarity, architectural thinking, and integrated delivery matter.
Which areas does the London Borough of Wandsworth cover?
Battersea, Balham, Earlsfield, Furzedown, Nine Elms, Putney, Roehampton, Southfields, Tooting and Wandsworth Town. One thing catches people out regularly: Clapham is not in Wandsworth. When the borough was formed in 1965 it joined the former borough of Battersea to most of the former borough of Wandsworth, and Clapham and Streatham went to Lambeth instead. If your home is in Clapham you apply to Lambeth, and our Clapham page covers that area separately.
Do I need planning permission for an extension in Wandsworth?
Often less than people expect. Many rear and side return extensions fall under permitted development and need no full application. Conservation areas change that, and Wandsworth has a good deal of protected ground, particularly around Wandsworth Common, Putney and Battersea. The Clarity Pack settles which position you are in before design begins, rather than after drawings have developed far enough to be expensive to undo.
Do you do whole-house refurbishment in Wandsworth, or only extensions?
Both, and full refurbishment is a large part of what we do here. That runs from stripping a Victorian terrace back and rebuilding it properly through to reworking a plan that has been extended piecemeal over thirty years. Holding architecture, interior design and construction in one team matters most on this kind of work, because what is behind the plaster is rarely what the survey suggested, and the decision about what to do next sits with the same people either way.
Are you architects or builders?
We are an architect, design and build studio, which means both, held in one accountable team. We are not a builder you hand drawings to, and we are not a practice that draws a home and then leaves you to find someone to build it. The studio that designs your home is the studio that delivers it, so the person specifying a detail is the person who has to make it work on site.
Can you design and build a loft conversion in Wandsworth?
Yes, and we would rather do both. Head height and stair position decide whether a loft becomes a proper room or an awkward one, and both are answerable before anything is spent on design. Wandsworth's Victorian and Edwardian stock is well suited to it, and because one studio designs and delivers, whoever specifies the stair is whoever has to fit it.
What does a project in Wandsworth cost?
We tie budget to scope at the start rather than at the end, which is the point of the Clarity Pack. It gives you an early budget range against your actual scope, the feasibility and planning position, and a provisional timeline. We would rather tell you early that an ambition and a budget do not meet than discover it together on site.
