Wimbledon is the main commercial centre of the London Borough of Merton, and the housing around it runs from Victorian and Edwardian terraces to larger detached houses. Most of it was arranged for a way of living that no longer applies.

We are an architect, design and build studio at 517 Old York Road in Wandsworth. Design and delivery are held in one accountable team, so the studio that draws the home is the studio that builds it. Budget is tied to scope out loud, early, before drawings develop far enough to be expensive to undo.

Elemented works from Old York Road in Wandsworth, and most of what we build sits within a short drive of the studio. That matters more than it sounds: our team is on site rather than travelling to it.

Which borough is Wimbledon in?

The London Borough of Merton, and Wimbledon is its main commercial centre. Merton is a different planning authority from Wandsworth, with its own officers and its own precedent, which matters if you are comparing what a neighbour got approved a few streets away.

Do I need planning permission for an extension in Wimbledon?

Often less than people expect. Many rear and side return extensions fall under permitted development and need no full application. Conservation areas change that. It also depends on the house and the boundary, which is what the Clarity Pack settles before design begins.

Do you work on period homes in Wimbledon?

That is most of the work. Period and character homes, Victorian and Edwardian, alongside newer houses built well and arranged wrong for the life now in them. Period homes are where holding design and delivery together earns its keep, because what is behind the plaster is rarely what the survey suggested.

Can you design and build a loft conversion in Wimbledon, or only design it?

Both, and we would rather do both. Head height and stair position decide whether a loft becomes a proper retreat or an awkward room, and both are answerable before anything is spent on design. Because one studio designs and delivers, whoever specifies the stair is whoever has to fit it.

What does a side return extension do to a Wimbledon terrace?

It takes the narrow strip beside the kitchen, which most terraces leave over, and turns it into part of the home. What changes is not the floor area so much as the light. It reaches the social heart of the house, which in a Victorian terrace is usually the darkest part of the plan. The structure is where the care goes: a cranked steel beam lets the glass roof and the side glazing meet in one plane, without a post standing in the middle of the room.

What does a project in Wimbledon cost?

We tie budget to scope at the start rather than at the end, which is the point of the Clarity Pack. It gives you an early budget range against your actual scope, the feasibility and planning position, and a provisional timeline. We would rather tell you early that an ambition and a budget do not meet than discover it together on site.
